Driveway Paving on Mercer Island, WA

Mercer Island driveways run through trees, and that is the defining constraint. These lots carry the heaviest canopy we work under, the city regulates work affecting trees on private property more protectively than most jurisdictions here, and a driveway is the most damaging thing you can build near a root plate — a vehicle-rated excavation is deep, wide and follows a fixed route that cannot easily bend around an obstacle. On top of that, a drive under a closed canopy stays wet far longer than one in the open, which affects both the base beneath it and how slippery the surface gets through the winter.

What we get called about

Driveway Paving problems specific to Mercer Island.

Mercer Island is large lots, mature trees and a shoreline slope on every edge, and the trees are the defining constraint. The city regulates removal on private property more tightly than most, and the canopy on these lots is dense enough that light and root plates govern where hard surfaces can realistically go. Toward the shoreline the ground steepens and slope stability becomes a design factor rather than a formality. Access is generally excellent, which is one reason island projects tend to be full renovations rather than piecemeal work.

  • A drive route that would excavate through the root plate of a protected tree
  • Roots lifting sections of an older concrete drive out of plane
  • A surface under closed canopy that stays damp and grows algae all winter
  • Heavy needle and leaf drop making a smooth drive slippery in autumn
  • A shoreline-slope approach where runoff has to be controlled rather than shed

The method

How we build driveway paving, wherever the job is.

The sequence does not change between neighbourhoods — what changes is the ground it is applied to. Full detail on the driveway paving service page.

  1. 01

Work out where the water goes first

A drive that falls toward the house needs a drainage answer designed in, not added later. On a sloped Seattle lot that is the majority of them.

  2. 02

    Excavate to vehicle depth

Substantially deeper than a patio. Undersized excavation is the single most common reason a driveway fails, and it is invisible once the surface is on.

  3. 03

Build the base in compacted lifts

Crushed rock, compacted layer by layer, with geotextile separation where the subgrade is soft. This is the layer carrying the car.

  4. 04

    Set the surface

Pavers bedded, cut and edge-restrained; concrete formed, reinforced, poured and jointed; asphalt laid and rolled to compaction while hot.

  5. 05

    Finish the transitions

Street apron, garage threshold and the joints against any path or step, which are the points that show wear first and the points a rushed job leaves rough.

What it costs on Mercer Island

$12–$32 per square foot installed

Island access is good and the run from our Capitol Hill base is short, so the labour is efficient and driveways sit mid-range in $12 to $32 per square foot. What adds cost is working around trees — hand excavation within root zones, routing adjustments and occasionally a different construction where a root plate cannot be cut are all slower than a machine cutting a straight base.

Local questions

Driveway Paving on Mercer Island, answered.

General questions about this service are on the service page. These are the ones that only come up here.

Can a driveway be built near a protected island tree?

Sometimes, with a modified approach, and it needs establishing before the route is fixed. A vehicle base is a deep, wide excavation, and most of the roots keeping a large tree alive sit in the top twelve to eighteen inches of soil extending well beyond the canopy — so a conventional drive through that zone severs a substantial share of them. The options are routing outside the critical root area, a reduced-depth construction over a limited stretch, or a permeable system that spreads load with less excavation. The city's tree provisions may also bear on the work.

What can be done about roots lifting an existing drive?

It depends on the tree and how much of the drive is affected, and the honest range of answers is wide. Cutting the offending roots is frequently the worst option — those roots are structural to the tree, and removing them near the trunk can destabilise something you would rather keep standing. The workable responses are usually reconstructing the affected section with a flexible surface such as pavers that accommodates future movement and can be reset, rerouting the drive slightly, or, where the tree is genuinely failing anyway, removing it first and then rebuilding properly.

Why does my island driveway stay green and slippery?

Because it never dries out. A closed canopy keeps sun and wind off the surface, so a drive under trees stays damp for days after rain and through most of the winter — and constant moisture plus organic litter is exactly what algae needs. It is not a fault in the surface. The practical measures are a cross-fall so water leaves rather than sits, clearing needle and leaf drop before it mats down, choosing a textured rather than a smooth finish, and accepting an annual clean as part of owning a wooded lot.

Does a shoreline-slope approach need special drainage?

Yes, and it is the same principle as anywhere on the island's edges. A driveway concentrates runoff that previously soaked in, and the shoreline slopes carry looser material that responds to both loading and water. Shedding a drive's worth of runoff onto that ground is the mechanism that causes problems over successive wet seasons. The runoff needs a designed destination away from the slope, which usually means cross-drains along the approach rather than one outfall at the bottom. On the level crown through Island Crest none of this applies.
