Bellevue driveways are longer, wider and more visible than their Seattle equivalents, which changes the brief in two ways. Practically, there is more of it — turning aprons, parking for more than two cars, and frequently a real gradient from the street. Presentationally, the drive is the front of the house here in a way it is not on a city lot where the car sits on the kerb, and in an HOA neighbourhood it is exactly what a board reviews. The ground is mostly familiar glacial till, with the exception of the low land toward Factoria and Mercer Slough where organic soils change what a vehicle-rated base is bearing on.

What we get called about
Bellevue lots are larger than Seattle's and the access is usually far better — a driveway a machine can work from changes the cost per square foot of everything. What varies enormously here is the ground. A Somerset hill lot needs walls and slope management; a property on the low land near Mercer Slough sits on peat and organic soils that behave nothing like till and need a foundation approach to match. Two Bellevue addresses ten minutes apart can require opposite answers, which is why we look at the ground before quoting rather than pricing by postcode.
Worth knowing in Bellevue
Measure the turning circle before you finalise the shape. The most common regret on a Bellevue drive is a beautifully surfaced approach that still needs a three-point turn to leave — widening the apron at the design stage costs a fraction of what it costs to extend it afterwards.

A drive that falls toward the house needs a drainage answer designed in, not added later. On a sloped Seattle lot that is the majority of them.
Substantially deeper than a patio. Undersized excavation is the single most common reason a driveway fails, and it is invisible once the surface is on.
Crushed rock, compacted layer by layer, with geotextile separation where the subgrade is soft. This is the layer carrying the car.
Pavers bedded, cut and edge-restrained; concrete formed, reinforced, poured and jointed; asphalt laid and rolled to compaction while hot.
Street apron, garage threshold and the joints against any path or step, which are the points that show wear first and the points a rushed job leaves rough.
What it costs in Bellevue
Bellevue driveways sit in the $12 to $32 per square foot range with an efficient labour component — access is good and material can be staged. Area is what drives the total, and it is substantially larger here than on a Seattle lot. Ground investigation is worth the cost where a property sits in the Mercer Slough basin, because a base priced for till on organic soil is a different product.

Very likely. HOA coverage here is far more extensive than in Seattle, and a driveway is among the most visible elements on a property — so where an association exists, material, colour, edging detail and sometimes the extent of hard surface are commonly within its remit. Approval is rarely difficult and never instant. We produce samples and a dimensioned layout suitable for a submission and schedule the build behind it, because a drive is not a project you want to pause halfway through while a board meets.
Potentially, and it matters more for a driveway than for a patio. Peat and organic soils are present through that low ground and, unlike glacial till, they consolidate under load over time — and a driveway applies a repeated concentrated load along the same lines every day. The result of getting it wrong is rutting and differential settlement that cannot be surfaced over. The approach starts with establishing what is actually beneath the excavation, and the base design follows from that rather than from a standard detail.
Wider than the car, and wider than most existing ones. A single drive needs enough width to open a door and walk past a parked vehicle without stepping into a bed — which in practice is more than the twelve feet many older drives were built to. Where two cars park side by side, the constraint is not the vehicles but the space between them and beside them. And on a lot where you reverse onto a busy road, a turning apron that lets you drive out forwards is worth considerably more than the extra paving costs. These are decisions to make on paper.
On a large Bellevue drive there is a specific argument for it beyond appearance. Pavers flex with the small ground movement our climate produces rather than cracking, and — the practical point on a big surface — a damaged, stained or settled area lifts out and gets reset invisibly. On a large concrete slab, one oil stain or one crack is permanent and visible from the street for the life of the drive. Where the drive is the front of the house, that repairability is frequently what justifies the difference.
