Redmond driveways are mostly straightforward and mostly large. The upland lots at Education Hill, Union Hill and Novelty Hill have room for a proper approach, a turning area and parking for more than two cars, and access for the machinery is rarely a constraint — so the cost is driven by area and specification rather than by the difficulty of getting anything done. The two things that need attention here are the newer developments, where architectural review commonly covers driveway material and colour, and the valley floor, where a high water table sits closer to a vehicle-rated base than most people expect.

What we get called about
Redmond splits into two landscapes with different problems. On the valley floor near the Sammamish River the ground is flat and the water table is high, so drainage design is constrained by how much fall is available and where a system can legitimately discharge. Up on Education Hill, Union Hill and Novelty Hill the lots are large, the access is excellent and the work is design-led rather than remedial. The other Redmond factor is HOA density in the newer developments, where architectural review is a real scheduling item.
Worth knowing in Redmond
On a large drive, decide where the runoff goes before you decide the surface. Several hundred square feet of new impermeable paving concentrates water that used to soak in, and on a big upland lot that flow has to be routed deliberately rather than allowed to find a neighbour's boundary.

A drive that falls toward the house needs a drainage answer designed in, not added later. On a sloped Seattle lot that is the majority of them.
Substantially deeper than a patio. Undersized excavation is the single most common reason a driveway fails, and it is invisible once the surface is on.
Crushed rock, compacted layer by layer, with geotextile separation where the subgrade is soft. This is the layer carrying the car.
Pavers bedded, cut and edge-restrained; concrete formed, reinforced, poured and jointed; asphalt laid and rolled to compaction while hot.
Street apron, garage threshold and the joints against any path or step, which are the points that show wear first and the points a rushed job leaves rough.

Typically the material, the colour and finish, the extent of hard surface, and any edging detail. Redmond Ridge and several of the newer developments operate genuine architectural standards, and a driveway is one of the most visible elements on a property — so it is squarely in scope. The process is rarely difficult and it is never instant, which matters more for a driveway than for most projects because you cannot easily pause the work halfway through. A spring build wants submitting over the winter. We supply samples and a dimensioned layout.
It needs the drainage answered before the depth is set. Valley-floor ground here is alluvial and sits close to a high water table, so a vehicle-rated excavation reaches saturated soil sooner than it would on the upland. A base standing in water loses its density under repeated loading — the fines migrate, the layer consolidates unevenly, and the surface ruts along the wheel lines. The approach is establishing where water can discharge to, building the base to drain toward that outfall, and using geotextile separation where the subgrade is soft.
Enough to leave the property forwards, which is worth more than it costs on a lot set back from a road. The practical test is not whether a car can technically turn but whether it can do so in one movement without mounting a bed or reversing blind toward a boundary. On the larger Union Hill and Novelty Hill lots there is usually room to do this properly, and the extra paving is a modest share of a long drive's cost. It is the sort of decision that is trivial on paper and expensive to correct once the base is in.
It is frequently the sensible one, and the case is straightforward. On a genuinely long approach, the per-square-foot difference between asphalt and pavers becomes a large absolute number, and asphalt handles a rural-style drive perfectly well. The trade-offs to accept are periodic resealing, softening in real summer heat that lets tight turning scuff the surface, and repairs that are visible. Where a drive is short and forms the frontage of the house, we would usually argue for pavers or concrete instead. Where it is two hundred feet of approach, asphalt earns its place.
