Sammamish patios are large, level and deceptively demanding. The plateau gives you space and easy access — a machine reaches the work, pallets sit beside it, and none of the terracing that dominates an Issaquah project applies. What it also gives you is ground that holds water. A level plateau over glacial till has no natural fall to shed rainfall and no useful downward permeability, so a base build-up laid on it sits in ground that is saturated for a large part of the year. Build the base as a drainage layer with a real outfall and a Sammamish patio is about as durable as they come. Build it as a levelling course and it moves.

What we get called about
Sammamish has the big flat-ish lots that most of this market does not, and the catch that comes with them: a plateau holds water rather than shedding it, and seasonally saturated pockets turn up in places that look perfectly ordinary in July. That makes drainage the first question on a surprising number of these properties. The second Sammamish fact is HOA density — Klahanie, Trossachs, Sahalee and most newer developments have architectural standards that apply to fencing, materials and front-of-house work, so approval is a scheduling item on nearly every project.
Worth knowing in Sammamish
Set a fall even though the ground is level. On a plateau lot the instinct is to lay a big surface perfectly flat because the garden is flat — and a flat patio here ponds within a season. A gradient you cannot feel underfoot is what keeps it dry.

Before anything is dug we work out where the water is going to go. A patio should shed water away from the house at a fall you cannot feel underfoot but the rain can find.
Deeper than most people expect — the finished surface is the top of a build-up, not a layer laid on the lawn.
Crushed rock in compacted lifts. This is where the job is won or lost and it is the layer a cheap quote thins down.
A consistent bedding course over the compacted base, screeded rather than eyeballed.
Units laid to the pattern, cut cleanly at the edges, and locked in with edge restraint so the field cannot creep outward over time.
Jointing sand vibrated in so the surface acts as one interlocked field rather than a collection of loose units.
What it costs in Sammamish
Sammamish patios sit mid-range at $20 to $50 per square foot with efficient access, but the base specification is not where to economise here. On plateau ground the drainage layer under the surface and the outfall taking water away from it are what the durability depends on, and they add cost that a flat, well-drained site would not carry. Area is the other driver: these are among the largest patios we build.

Yes, and it is the single most important decision on a Sammamish patio. Level ground over glacial till has nowhere to shed surface water to and passes almost none downward, so the base build-up under your patio spends much of the winter surrounded by saturated soil. Water in a base washes fines out of the compacted rock and hollows it, and the surface follows. The specification that works here is a genuinely free-draining base with a drainage layer and a real outfall taking water away from the footprint — not simply a deeper layer of the same material.
By dividing it rather than maximising it. On a quarter-acre lot the instinct is one large terrace, and the result frequently reads as hard standing and gets used at one end. Two or three related areas work far better: a dining terrace sized properly for the table plus circulation behind the chairs, a separate seating or fire area, and planting or a level change between them. It costs the same per square foot, and it gives a garden this size something it usually lacks, which is a reason to walk from one part of it to another.
Establish what it is before designing around it. The plateau carries genuine wetland and seasonally saturated ground scattered through it, some of it regulated as a critical area with rules on what can be built and how close. Several of these look entirely ordinary in July. If part of your garden behaves differently through the winter, that needs identifying properly rather than being drained and paved over. Where the ground is simply wet rather than regulated, the answer is a deeper free-draining base and a drainage route out from under the footprint.
Sometimes, and Sammamish associations reach further than most. Klahanie, Trossachs, Sahalee and the newer developments commonly have architectural standards covering hard surface materials and appearance, and while a fully screened rear terrace is often outside the remit, anything visible from a street or a shared space usually is not. It is a scheduling item rather than an obstacle. We ask on the first visit, and where review applies we produce dimensioned layouts and material samples in a form that can go to a board without being redrawn.
