Issaquah is the retaining wall market on this side of the water. The city sits in a valley surrounded by mountains, and properties built into those slopes need grade held before anything else can happen. The second local factor is water arriving from above: on a hillside lot, a significant share of what you are managing did not fall on your property at all, it came down off the mountain, and drainage has to be sized for that rather than for your roof area. Third, HOA coverage here is among the densest in the region.
Worth knowing in Issaquah
Have the HOA standards in hand before the design starts, not after. In the Highlands, Talus or Klahanie a scheme drawn without them frequently needs material substitutions that change how the whole thing looks — far easier to design within the constraints than to retrofit them.

On a genuine hillside lot, frequently a third or more, and it is worth knowing that at the start rather than discovering it. Retaining to create level ground, drainage to intercept water coming off the slope, and the base and backfill behind both are all invisible in the finished garden and all non-optional if the visible parts are to survive. The gardens we get called to repair here are almost always ones where that money went into planting and paving instead. Designing with it accounted for produces a smaller first phase that lasts.
More than in most areas, because they typically reach materials, fence style and height, front-of-house planting and hard surfaces — which covers a large share of what a design specifies. The Highlands, Talus, Klahanie and Providence Point all operate architectural standards. The practical consequence is that it is far better to design within them than to design freely and then substitute materials, since the substitutions change the appearance of the whole scheme. We ask for the current standards at the first visit and work to them.
The native woodland palette, and it looks intentional rather than compromised. Under an established fir or cedar you are dealing with three things simultaneously — low light, soil the tree dries out through the summer, and acidic needle litter — so the planting has to tolerate all three rather than just the shade. Sword fern, salal, evergreen huckleberry, hellebores and woodland groundcover thrive in exactly that combination. What does not work is a sun-loving border or a lawn, and reseeding one repeatedly under a mature conifer is money spent arguing with the tree.
Yes, and the phasing rule matters more here than anywhere. On a slope, the drainage and the retaining are not merely first — they are the thing everything else stands on, and installing planting or surfaces before them means removing that work to get the machinery in. So phase one on an Issaquah hillside lot is usually interception drainage, retaining and level creation, which produces bare usable ground rather than a garden. Phase two is surfaces, phase three planting and lighting. Designed as a whole, it joins up; designed piecemeal, it does not.
