Hardscaping · Redmond
Redmond is a flat valley floor along the Sammamish River with substantial upland on three sides — Education Hill to the north, Union Hill and Novelty Hill to the east. Those two halves are genuinely different jobs. The upland carries glacial till and the work is ordinary hillside hardscape: terracing, walls, drainage behind them. The valley floor carries alluvial soils and a high water table, which is a specific and important condition: when the water table is close to the surface, a drainage design that relies on water soaking away has nowhere to send it, and excavation can meet water sooner than expected.

What we get called about
Redmond splits into two landscapes with different problems. On the valley floor near the Sammamish River the ground is flat and the water table is high, so drainage design is constrained by how much fall is available and where a system can legitimately discharge. Up on Education Hill, Union Hill and Novelty Hill the lots are large, the access is excellent and the work is design-led rather than remedial. The other Redmond factor is HOA density in the newer developments, where architectural review is a real scheduling item.
Worth knowing in Redmond
On the valley floor, find out where water can actually go before designing. A high water table means infiltration-based solutions — dry wells, permeable systems relying on soakaway — may have nowhere to drain to, and the design needs a real discharge instead.
The method
The sequence does not change between neighbourhoods — what changes is the ground it is applied to. Full detail on the hardscaping service page.
Before anything is priced. Where the water arrives, where it currently goes, and where it will go once a few hundred square feet of ground stops absorbing it. On a sloping lot this changes the design, not just the drainage line.
Walls before paving, drainage before both, and anything needing machine access before the route in is closed off. A correct sequence is most of what keeps a multi-element job from costing twice.
Wall height, Environmentally Critical Area, impervious surface limits. Three elements each individually exempt can still cross a threshold together, and finding that out mid-build is the expensive version.
Excavation to the depth the use requires, compaction in lifts, and the drainage placed as the structure goes up rather than added at the end. None of this is visible when the job is done, which is why it is where a cheap quote saves money.
Paving, wall faces, caps, stone. The part everyone is paying attention to, and the fastest part of the job when the three steps above were done properly.
Edges, jointing, the soft landscaping back in, and the levels checked against where the water is meant to go. We walk the finished fall lines with you rather than asserting them.
What it costs in Redmond
Redmond paving runs $20 to $50 per square foot with large lot areas pushing total budgets up — $30,000 to $110,000 for a whole-garden scheme is typical. Valley-floor jobs carry a larger drainage component because the discharge options are more constrained than on the upland.

Local questions
General questions about this service are on the service page. These are the ones that only come up here.
Mainly that drainage has to go somewhere rather than down. Where groundwater sits close to the surface, dry wells and soakaways have limited capacity because the ground below is already holding water, and a base built into saturated ground stays saturated. The answer is usually a drain line to a real discharge point plus a base built up rather than dug deep. It is very buildable; it just needs designing for.
Substantially. Education Hill, Union Hill and Novelty Hill carry glacial till and behave like hillside ground anywhere in this market — terracing, walls, drainage behind them. The valley floor carries alluvial soils with a high water table and behaves like nothing else on this list. Two Redmond lots a mile apart can need entirely different approaches, which is why we look at the ground rather than the address.
Paving at $20 to $50 per square foot, with whole-garden schemes typically $30,000 to $110,000 — the upper end driven by lot size more than by complexity. Redmond lots are often generous, and hardscape budgets scale with area, so the useful early conversation is about how much of the garden you actually want hard-surfaced.
Where you want flat ground on them, yes. The usual logic applies: terracing into two shorter walls generally costs less than one tall wall, avoids triggering engineering and permits, and produces more usable space. Permit thresholds in Redmond are set locally rather than following Seattle, so we establish the position for the parcel before quoting.
