Paver Patios in Bothell, WA

Bothell patios divide the way everything else here does, along the valley floors. Up on Norway Hill and the Canyon Park plateau you are on glacial till with real grade, so a level surface frequently means a modest terrace and a low retaining edge — familiar work with predictable ground. Down on the Sammamish River and North Creek valley floors the surface is flat and easy to lay out, but the ground under it is alluvial and sits close to a high water table, which changes what the base is standing in for much of the year. There is also the administrative point that Bothell straddles the King–Snohomish county line, which matters more for permits on structures than for a paved surface, but is worth confirming either way.

What we get called about

Paver Patios problems specific to Bothell.

Bothell is a valley city with uplands either side, and which of the two you are on decides the work. Valley-floor properties along the Sammamish River and North Creek sit on alluvial ground with a high water table, so drainage is constrained by available fall and discharge rather than by design preference. Up on Norway Hill and the Canyon Park plateau you are on ordinary till with real grade, and the work is walls, terracing and design. Bothell also straddles a county line, so the jurisdiction — and the rules — depend on the address.

  • Valley-floor ground where the base build-up sits close to groundwater
  • A Norway Hill lot where a level surface needs a low wall to hold it
  • A newer North Creek development with architectural standards on visible surfaces
  • A patio that ponds at the low end because the falls were set by eye

Worth knowing in Bothell

On the valley floor, check what the base is sitting in during February rather than July. Alluvial ground near a high water table can be firm and workable in summer and saturated in winter — and the base you compact in August is the one that has to survive the other condition.

The method

How we build paver patios, wherever the job is.

The sequence does not change between neighbourhoods — what changes is the ground it is applied to. Full detail on the paver patios service page.

  1. 01

Set the levels and the falls

Before anything is dug we work out where the water is going to go. A patio should shed water away from the house at a fall you cannot feel underfoot but the rain can find.

  2. 02

    Excavate to depth

Deeper than most people expect — the finished surface is the top of a build-up, not a layer laid on the lawn.

  3. 03

    Build and compact the base

Crushed rock in compacted lifts. This is where the job is won or lost and it is the layer a cheap quote thins down.

  4. 04

    Screed the bedding layer

A consistent bedding course over the compacted base, screeded rather than eyeballed.

  5. 05

    Lay, cut and restrain

Units laid to the pattern, cut cleanly at the edges, and locked in with edge restraint so the field cannot creep outward over time.

  6. 06

    Joint and compact

Jointing sand vibrated in so the surface acts as one interlocked field rather than a collection of loose units.

What it costs in Bothell

$20–$50 per square foot installed

Bothell sits in the middle of the $20 to $50 per square foot range with generally good access. Hillside work adds the cost of a retaining edge and its drainage; valley-floor work adds the cost of a deeper free-draining base and an outfall. Neither is a premium so much as a different specification for genuinely different ground, and a quote that applies one detail to both has not looked.

Local questions

Paver Patios in Bothell, answered.

General questions about this service are on the service page. These are the ones that only come up here.

Does the county line affect a patio project in Bothell?

Less than it affects a structure, but it is worth confirming. Bothell spans the King–Snohomish boundary, and the permitting authority and applicable regulations are not identical between them. For a straightforward at-grade paved surface this rarely changes much. Where it matters is anything with a structural element — a raised deck, a retaining edge above a certain height, or work near a regulated critical area — because those thresholds are set locally. We establish which jurisdiction governs your address at the first visit rather than assuming from the neighbouring street.

What does a valley-floor patio base need that a hillside one does not?

More free-draining depth, and an actual route for water to leave from under it. On the North Creek and Sammamish River valley floors the ground is alluvial and sits close to a high water table, so a base build-up there is surrounded by wet soil for much of the year. Water in a base migrates fines out of the compacted rock, which hollows it and lets the surface settle. The answer is a deeper genuinely free-draining build-up with a drainage layer and an outfall, rather than the standard detail that works perfectly well up on Norway Hill.

Why do two Norway Hill patios the same size come in at different prices?

Because the two lots almost never fall the same way, and on this hill that variation is unusually wide street to street. Norway Hill drops in irregular steps rather than at one consistent grade, so one garden gives you a nearly flat pad where the patio simply gets built, and the garden three doors down falls two and a half feet across the same footprint and needs an edge, a drain behind it and twelve tons of imported fill first. Same square footage, same paver, same crew — a different job. The other local variable is access: some of these lots have a side route wide enough to bring a machine and a delivery truck to the back, and some are barrow-only through a gate, which can add days of labour to an identical specification. Both get measured at the site visit, which is why we will not quote this one over the phone.

How long will a paver patio last here compared with concrete?

Both last a long time; they fail differently, and that difference matters more than the lifespan. A well-built paver field tolerates the small ground movement that our wet winters produce, and if a section does settle or a unit is damaged you lift and reset that part invisibly. Poured concrete costs slightly less to install and looks cleaner initially, but it will crack eventually — jointing controls where, not whether — and a repair is visible permanently. On ground that moves at all, which includes most of the Bothell valley floor, pavers are the more forgiving choice.
