Can turf go on a sloped Kirkland lot?
Turf itself can follow a gentle grade perfectly well — it does not need to be dead level, and a slight fall actually helps it shed water. What it cannot do is make a steep lot usable. If the reason you want turf is a flat area for children or a dog, then the job is really a terracing project with turf as its surface: a retaining edge to hold the level, drainage behind it, a compacted free-draining base and then the turf. Priced as one project that is straightforward. Priced as a turf install with a wall bolted on afterwards, it usually goes wrong at the join.
What does turf need on the low ground at Juanita?
A base that genuinely drains and a route for the water to leave, rather than just a deeper layer of the same material. That low ground sits near the bay and the creek corridors, so the water table is close to the surface and there is limited depth before an excavation meets saturated soil. Turf laid over that traps water directly beneath the backing. The approach is establishing where water can discharge to first, building the base as a drainage layer to that outfall, and only then laying turf. Done in that order it performs well; done the other way it is worse than the lawn it replaced.
Is turf worth it on a small shaded side lawn?
It is one of the best uses for it, and the economics are better than people assume. A narrow shaded strip beside a house is the hardest place in any garden to grow grass — low light, poor air movement, constant damp — and it is usually the piece that has been reseeded most often. It is also small, so the total cost is modest. Turf there gives you a clean green surface year-round with no mowing access problem, which on a narrow strip is a genuine practical benefit rather than a luxury.
How do you install turf where a machine cannot reach the garden?
The same way we build anything else on those lots: excavation by hand, base material barrowed along the side return or carried through the house on floor protection, and the turf rolls brought in the same way. Turf rolls are heavy and awkward but they are manageable in a way a pallet of pavers is not. What changes is time rather than feasibility — an install that is two days on an open lot can run to three or four here. We walk the route before quoting and price it as its own line rather than averaging it.
