Hardscaping · Wedgwood
Wedgwood is one of the largest areas of genuinely level residential ground in Seattle, and it sits on some of the most consistently till-based soil in the city — a dense hardpan under a shallow topsoil layer that percolates very slowly. Flat ground on hardpan is a specific combination and it produces a specific problem: water has nowhere to run off to and nothing to soak into. Gardens here are frequently unusable from November to March for exactly that reason, and the hardscape that works is hardscape designed around the water rather than laid on top of it. The upside is that with no slope to fight, almost every budget goes into the part that matters.

What we get called about
Wedgwood is family houses on flat rectangles, and flat ground on glacial till is the worst drainage combination in Seattle — water has nowhere to run, so it simply sits. That is why so much of the work here starts underground before it becomes a lawn, a play area or a patio. The second Wedgwood characteristic is that these lots are large enough to want zoning: a single 40-by-40 expanse of grass is a garden nobody uses, and splitting it into a paved area, a play lawn and real planting depth almost always makes it feel bigger.
Worth knowing in Wedgwood
Do not rely on surface fall alone here. With no grade anywhere on the lot there is often nowhere for a fall to take water to, so the design usually needs a drain line and a discharge point rather than a slope and optimism.
The method
The sequence does not change between neighbourhoods — what changes is the ground it is applied to. Full detail on the hardscaping service page.
Before anything is priced. Where the water arrives, where it currently goes, and where it will go once a few hundred square feet of ground stops absorbing it. On a sloping lot this changes the design, not just the drainage line.
Walls before paving, drainage before both, and anything needing machine access before the route in is closed off. A correct sequence is most of what keeps a multi-element job from costing twice.
Wall height, Environmentally Critical Area, impervious surface limits. Three elements each individually exempt can still cross a threshold together, and finding that out mid-build is the expensive version.
Excavation to the depth the use requires, compaction in lifts, and the drainage placed as the structure goes up rather than added at the end. None of this is visible when the job is done, which is why it is where a cheap quote saves money.
Paving, wall faces, caps, stone. The part everyone is paying attention to, and the fastest part of the job when the three steps above were done properly.
Edges, jointing, the soft landscaping back in, and the levels checked against where the water is meant to go. We walk the finished fall lines with you rather than asserting them.
What it costs in Wedgwood
Wedgwood paving prices at the lower end — $20 to $50 per square foot — because access is good and there is no slope to excavate. Budget the drainage as a primary line item at $10 to $25 per linear foot rather than as a contingency; on this ground it is the part of the job that determines whether the rest survives.

Local questions
General questions about this service are on the service page. These are the ones that only come up here.
Flat ground on dense hardpan. The till under Wedgwood is some of the most consistent in the city and it percolates very slowly, so water that lands has nowhere to soak and no slope to run down. It sits. That is why so many gardens here are unusable through winter, and why the drainage design matters more than the paving choice on almost every project we do in this neighbourhood.
Not on its own, here. Permeable paving works by letting water into a reservoir base and then into the ground beneath — which requires ground that accepts water. Wedgwood hardpan largely does not, so a permeable system over it needs an outflow anyway or it simply stores water under your patio. It can still be worth doing for impervious surface allowances, but it is not a substitute for a drain route on this ground.
To a designed discharge rather than to a low corner. Depending on the parcel that means a drain line to the street where allowed, a connection to an approved storm discharge, or a dry well sized for the catchment — and the dry well only works if there is something below the hardpan that will take it, which is worth testing before relying on it. The one thing that does not work is directing it at a neighbour.
They help the planting and they do not fix the drainage. A raised bed lifts root zones out of saturated ground, which is a real benefit here, but the bed still sits on hardpan and will hold water at its base unless there is drainage underneath it. Built properly — free-draining material under and behind, geotextile keeping soil out of it — they work very well in Wedgwood. Built as an edging filled with topsoil, they become planters full of standing water.
